Leisure strategy boosts Harlow footfall

GCW has devised and delivered a leisure strategy for Harlow’s Harvey Centre on behalf of landlord, Addington Capital.

It advised the landlord on a plan to improve the look and feel of the first floor of the centre to include a cinema and a leisure and catering offer. GCW was the existing leasing agent on the shopping centre which previously included an under-utilised and secondary, retail level on the first floor. There were also large vacant units at this level.

GCW worked with the appointed architects to design a scheme in which the roof was removed and replaced by a glass ceiling. This improved head height and increased the natural daylight at first floor level and to the new leisure scheme.

Engagement with cinema operators was a key step in the leisure development and GCW agreed terms with Cineworld to take a new 26,000 sq ft six-screen multiplex cinema. It then put in place a strategy to create a restaurant and leisure scheme to complement the shopping centre and cinema. The cinema is now open and operating successfully with one restaurant open and two further restaurants under offer.

The leisure development has had a positive impact both on Harlow town centre and the Harvey Centre. It is now open to 12.30 am and has improved late afternoon and early evening footfall and dwell time.  Retailers see it as a positive improvement on the scheme.
