GCW improves trio of shopping centre assets

GCW created a national marketing strategy for each centre which included innovative centre-branded marketing material. It then devised and implemented a successful tenant mix strategy and secured over 50 lettings over three years across the three centres.

Zone A rates in each centre were rebased to secure some key strategic lettings, improving occupancy levels and mitigating residual liabilities resulting in a net operating improvement from £9.5 to £10.5 million.

GCW engaged with the relevant local authority for each centre and successfully lobbied against any threats of additional out of town retail. In King’s Lynn, this approach included successfully renegotiating the headlease for the Vancouver Centre with the local council.

Other significant work included devising a strategy for the redevelopment of the former Beales Department Store in King’s Lynn, and securing planning to deliver a major fashion anchor, H&M with four unit shops, which will reposition the centre in the town’s shopping hierarchy.
