Expertise in mixed-use regeneration schemes enabled GCW to offer advice beyond simply retail and leisure provision. GCW advisers were able to balance the immediacy of day-to-day asset management and leasing ambitions with the longer term delivery of the development that would yield widespread fundamental improvements to the town centre.
The development delivered a mixed-use project comprising 35 new shops, 745 residential units, a 65,000 sq ft leisure centre, a new PCT facility, a 65,000 sq ft supermarket, a new bus station and 1,000 space car park.
GCW’s marketing activity raised Edmonton’s profile with retailers substantially, enabling it to deliver a strong tenant line-up to an ethnically diverse London suburb. GCW was able to lease a large number of shops to good strong brands who historically have not been in the centre including Sports Direct, Wilko, Home Bargains, Lidl and Argos. The improved tenant mix and high occupancy levels have directly resulted in increased rental growth through an economic boom and subsequent recession.
