GCW acted for Thornfield Properties when it purchased a 1960s shopping centre in Feltham from administrators and worked in partnership with the London Borough of Hounslow to regenerate the deprived town centre.
Thornfield also purchased a further three acres of land to enable the full development to take place. The project began in 1999 and the shopping centre opened in 2006.
GCW acted as a consultant throughout the project, helping Thornfield to develop its vision and then turn the plan into reality. It was the first town centre regeneration for several decades to incorporate a large proportion of residential space. The residential development included 50 per cent affordable housing and was carried out in partnership with Barratt Homes.
Once construction was underway, GCW advised Thornfield on a forward sale of the project to Morley Fund Management for in excess of £65 million. GCW prelet the retail space to leading tenants including Asda, Matalan, Next, Dorothy Perkins, and Boots.
The redevelopment changed Feltham as a town centre, transforming it as a place to live and work. Today it is commercially successful, trades well and is fully occupied.
