Following its purchase of the scheme, CBRE GI appointed GCW to assist in the asset management and leasing. GCW implemented and actioned a tenant mix strategy to replace poorly performing and outdated tenants with the latest new and exciting brands. It also worked in line with the business plan to significantly improve the Zone A levels and improve capital value.
GCW understands that transport hubs differ from a normal shopping centre with strong seven day trade and extended opening hours with visitors often passing through for a few minutes only. Therfore it is essential to have the right retailers in place to try and extend the shopping and visitor experience.
Surrenders were agreed with some existing retailers. GCW then targeted the latest ‘on trend’ retailers, including Leon, Pod, Barburrito and Wonderbunz to agree terms to open their first stores in Hammersmith.
Whilst agreeing deals with new retailers the headline Zone As were moved on by around 35% within the first 18 months of ownership.
