53 Essex Road acquired for Loaf – a 4,782 sq ft unit on a new 10-year lease with a review and break at the fifth year, and six months rent free. Commencing rental £85,000 pa.
Wimbledon
Unit 1, The Plaza, 51 Broadway – letting on behalf of Bright Bay Real Estate to Sostrene Grene. A unit of 3,652 sq ft on the ground floor with a 921 sq ft mezzanine. Commencing rental of £185,000 pa on a new 10-year lease, with a review and break at the fifth year, and three months rent free.
Northampton
Unit 2a, Sole Central – letting on behalf of Palace Capital to Mana Foods Limited for a South Indian restaurant concept. A new 15-year lease for a 2,000 sq ft unit, with five-yearly reviews and commencing rental of £20,000 pa, 14 months rent free.
Stratford
Sugar House Island, Unit 1RC Sugar House Lane – letting on behalf of Vastint Holdings to NTB Barbers. A new 10-year lease, subject to a fifth-year rent review at a commencing rental of £25,000 pa. Nine months rent free for 1,210 sq ft.
Nottingham
Tesco is taking over the former RBS bank in the city centre on a 15-year lease. This is a landmark site of around 8,000 sq ft over two floors, strengthening the retailer’s offering in the city.
Sutton
Acting on behalf of the London Borough of Sutton, GCW has let the former Wilko store – providing around 31,000 sq ft – to Lidl, which has taken a new 20-year lease.
Redhill
Pizza Express will be opening a new, small-format restaurant in Unit 6 of The Rise, a town-centre leisure development, anchored by The Light. Let by GCW on behalf of Reigate & Banstead Council, the unit offers around 2,500 sq ft and is the last remaining restaurant unit at the development. Pizza Express has signed a new 15-year lease at £40,000 pa.
Petersfield
Demonstrating how well occupiers trade at the Rams Walk shopping centre, gift retailer Between The Lines has relocated to a larger unit, signing a new 10-year lease for 4 Rams Walk, which provides around 2,200 sq ft at £70,000 pa.
The former Between The Lines unit, 5 Rams Walk (around 900 sq ft), was simultaneously let to Peony, the regional ladies and accessories occupier, on a new 5-year lease at £55,000 pa.
Edmonton
Evolving the tenant mix at Edmonton Green, spaces historically used for traditional retail have been re-let to soft-play and boutique-fitness occupiers.
Playland, a Turkish soft-play brand with hundreds of sites overseas, has taken a 6,000 sq ft unit, previously a furniture store, on Edmonton’s South Mall. New 10-year lease, with an average rent of £87,000 pa.
Specialist karate studio, Moga Gym, established by a former prize-winning karate fighter, has taken over 5,000 sq ft in a former Barclays bank, also on South Mall. New 10-year lease, with a rent of £78,500 pa.
Walton-on-Thames
At The Heart Shopping Centre, Origin Pilates – a new concept from a franchisee of gym group The Shredquarters – has opened in a unit on the centre’s leisure parade, with 2,037 sq ft on the ground floor and an 875 sq ft mezzanine. Acting for the landlord, GCW secured a rent of £35,000 pa on a 10-year lease with a tenant break option at the sixth year.
Fulham
After a well-executed marketing campaign, KFC has secured a 3,377 sq ft former Halifax branch fronting Fulham Broadway, paying a rent of £190,000 pa on a 15-year lease. Having generated a lot of interest in the site, GCW was able to replicate the rent of the outgoing tenant with minimal void period.
Barking
The largest unit in the Abbey Quay development is now home to a flagship Anytime Fitness gym. GCW achieved a rent of £152,500 pa for the 9,224 sq ft space, on the basis of a 20-year lease with a tenant break at 15.
