Deals, deals, deals



Popeyes Louisiana Chicken is now open and trading  from new sites at 27f The Quadrant, Richmond, and 3-4 Market Hill, Cambridge. GCW advised the landlords  on both transactions.


Clapham, London


GCW secured a letting to Shake Shack on Clapham High Street for a private investor with a record rent of £190,000 per annum for ground floor and basement, securing a  10-year term certain.




Approximately 6,000 sq ft, has been let by GCW to GAIL’s artisanal bakery concept and café, at The Ashley Centre, on a 15-year lease. The signing is part of CBRE Investment Management’s £5m refurbishment plan for the destination due to complete in early 2024.




GCW advised a private landlord on the letting of the former Carphone Warehouse at 82/84 Market Street, Manchester. A new 10-year lease with no break options, was agreed  at a rent of £180,000 per annum exclusively.




Waterstones has completed a relocation/upsize at Rams Walk, taking circa 6,000 sq ft in part of the former M&Co store. The remaining space, comprising circa. 2,100 sq ft is under offer to a new fashion occupier launching later this year. GCW acted on behalf of stakeholder client, East Hampshire District Council.


Haywards Heath


Regional travel agent, Baldwins Travel, has taken the 500 sq ft Unit 24 at The Orchards Shopping Centre on a five-year lease at a rent of £25,000 pa. The 95,000 sq ft open air asset is virtually fully let, with one final shop remaining. GCW acted on behalf of stakeholder Mid Sussex District Council.




Vinegar Hill, have opened their latest store at 4 Sterling Building, Horsham. Currently located in towns such as Windsor, Henley-on-Thames and Stratford-upon-Avon, the home, fashion & lifestyle retailer, is looking for new sites between 1,400 sq ft and 2,000 sq ft in comparable market towns across the UK. GCW continue to work with the brand to achieve their growth plans.


Orchard Square, Sheffield


Following significant investment in new public realm at Orchard Square, three new lettings have been secured by GCW, on behalf of landlord London & Associated Properties.


Neapolitan pizza concept, Proove Pizza, has taken the ground floor of SU16/17, opening its second pizzeria in the city, signing a new 10-year lease at a rent of £55,000 per annum A new independent bar has opened in SU20 called The Old Shoe, a nod to the former occupier Schuh, taking a 10-year lease at a rent of £45,000per annum. And Game Show All-Stars are taking the first floor of SU16/17. Expanding their existing escape room business in the city centre, with a new 5-year lease at £25,000 per annum.


White City Living, London


Kinderzimmer, has committed to what is scheduled to be its second UK opening. The deal involves the creation of a bespoke outdoor play space to sit alongside a 2,500 sq ft nursery, which they have taken on a 25-year lease. Elsewhere in the development, Asian supermarket TianTian, is fitting out a 3,254 sq ft store, which has been taken on a 15-year lease at a rent of £90,000 per annum exclusive. GCW acted on behalf of developer St James.


Pret A Manger


The national sandwich chain has taken three new sites with GCW advising on all deals. GCW jointly advised on Pret’s first Romford store, in a 3,445 sq ft unit in The Liberty Shopping Centre, on a new 10-year lease. Additionally, Pret has taken a new unit at 19/21 Potter Street at Jackson Square, Bishops Stortford, on a 10-year lease.


And in Chichester, a 10-year lease with a five-year tenant break at a rent of £55,000 per annum has been agreed at 31-32 East Street. GCW also acted on behalf of the landlord selling the investment alongside the adjacent Hotel Chocolat for £1,600,000, which also included the three flats above the retail units.




After the 2020 pandemic-hit financial year, sales at Savers, which has over 520 UK-wide stores, returned to growth in 2021 before reporting a 18.6% leap to £672.6m in 2022. 


Through GCW, the chain has signed multiple deals as part of its ongoing growing pipeline: 77 Broadmead, Bristol; 13 Royal Victoria Shopping Centre, Tunbridge Wells; 15-16 Knightswick Shopping Centre, Canvey Island; 68-86 Powis Street, Woolwich; 1-3 The Broadway, Crowborough.
