GCW are advising Benson Elliot and Londonewcastle on the transformation of Vicarage Field, Barking.
The Challenge
To transform an aging 1980’s shopping centre, no longer fit for purpose, into a new residential and commercial destination for east London.
Over the last decade Barking town centre has undergone substantial change. In recent years many new developments have come forward, including Barking Central, 360 Barking and Crown House, which combined with Vicarage Field’s regeneration will contribute substantially to Barking’s ambitious growth strategy.
This 2.9 hectare site is located within the Barking Town Centre Key Regeneration Area, adjacent to the existing transport hub and routed in the heart of the town’s Conservation Area. It will play a pivotal role in improving access into the town centre from many other proposed residential development projects.
The Ambition
The development aims to meet many of the Borough’s priorities, including; Education & Enterprise, Better Housing provision, more accessible public space, high quality design & architecture, new leisure & cultural destinations and a stronger, more relevant shopping offer.

Progress & Outcomes
The development masterplan received outline planning consent in 2017.
Council resolution to use CPO powers approved in 2018.
The project team are currently implementing the Reserved Matters process, working in close cooperation with Barking & Dagenham Council and their regeneration partner, BeFirst. The development will be delivered in a series of planned phases over the next few years.
GCW are heavily involved in the wider site assembly process, working within the framework afforded by the CPO.
In addition, we are providing leasing and asset management services to the existing shopping centre.
